What September Conditions Mean For You
For Buyers
Higher inventory, slower sales and gradually declining prices give buyers time to compare properties and negotiate. This does not mean every seller will accept a substantial discount, particularly when a home is renovated, well located and priced correctly. The strongest opportunities are likely to be properties that have been listed for longer or are competing with several similar homes.
Browse Vancouver PropertiesFor Sellers
Buyers have more alternatives and are less likely to overlook pricing or property-condition concerns. Sellers should compare their home with current competing listings as well as recent sales. Apartment sellers face the most pronounced slowdown, while detached and townhouse sales held up better year over year.
Request A Home Value ReviewFor Owners Who Are Unsure
September was not equally slow across every property type. Apartment sales accounted for most of the overall decline, while detached and townhouse sales remained close to or above last year’s levels. The right strategy depends heavily on the neighbourhood, property type, condition and price range rather than the Metro Vancouver average alone.
